We were appointed to act as Project Manager to oversee and deliver the assessment and potential need to replace the rainscreen cladding on a mixed-use commercial and residential building in Cheadle, Manchester. Following the intrusive inspection of the external walls, the Fire Engineer concluded the building was a low fire risk, needing no remedial works and provided an EWS1 B1.  Our client, however, wished to future-proof their asset and improve the fire rating to an EWS1 A1.

A Design and Build procurement route was selected owing to a lack of As-Built information from the original construction.  We advised the client to use an experienced Principal Contractor appointed under a PCSA to complete the initial design work.  With the outline design completed, the project was then competitively tendered under a JCT Design and Build Building Contract.  Following the selection of the preferred contractor, the design was completed, working alongside the Principal Designer Building Regulations advisor and Building Control.

Special access and protection were needed due to the building being occupied and flanked by a busy car park and high street.  During the stripping of the old cladding, several areas of unknown external fabric defects were discovered, which needed rectification and, later, additional access issues were overcome to install the fire barriers.

The building achieved an EWS1 A1 rating and the future safety and value of this prime asset was secured for decades to come.

Roof Replacement & Dilapidations Strategy

We were appointed to advise the landlord in relation to a dilapidations claim at a large retail property in Colchester. During preparation of the Terminal Schedule of Dilapidations and subsequent negotiations with the tenant’s surveyor, it became apparent that the existing roof coverings had reached the end of their serviceable life and required full replacement.

Recognising the opportunity to align the necessary building works with the ongoing dilapidations claim, we adopted a strategic approach which combined dilapidations advice with project management services. This enabled the client to address a significant defect in the building fabric while also maximising the potential recovery of costs through the claim.

The roof comprised a mixture of pitched tiled coverings and flat roof areas finished in felt. We prepared a detailed specification for the full replacement of the roof coverings, incorporating upgraded insulation to ensure compliance with current Building Regulations and improve the overall thermal performance of the building.

Following preparation of the specification, we managed a competitive tender process and assisted the client with the appointment of a suitable contractor. Once works commenced, we acted as Project Managers and Contract Administrators, overseeing the project on site and ensuring the works were delivered in accordance with the agreed specification, programme and quality standards.

Throughout the construction phase, we continued to progress the dilapidations claim in parallel, ensuring the roof works were appropriately evidenced and reflected within the negotiations.
This coordinated strategy enabled the landlord to recover a substantial contribution towards the works, with the dilapidations claim ultimately settling at £150,000 against a total roof replacement cost of £175,000, while also delivering a long term improvement to the building fabric.
