Our team was appointed to provide a full turn-key service, acting as Project Manager and Contract Administrator for the comprehensive redevelopment of a strategic brownfield site. The scheme involves the delivery of a new industrial development featuring a range of unit sizes designed to support a variety of business needs.
Having successfully managed the project through the design and planning stages, we secured full planning permission and completed the competitive tender process. During the design phase, we worked closely with the design team to overcome site constraints and improve the project’s commercial viability, including:
- Utility Strategy: We proactively managed the site’s existing sewer and utility infrastructure through the design process based on specialist surveys. This successfully avoided the requirement for costly deep sewer diversions or Build Over Agreements, protecting the client’s budget and project timeline.
- Topography: We addressed the site’s levels and complex topography during the design stage to ensure efficient unit placement and access.
- Infrastructure: To ensure full compliance with the latest Building Regulations, the development includes the installation of a new on-site electrical substation and comprehensive EV charging infrastructure.
With the preferred contractor selected and the design finalised, construction will shortly commence. Our role continues through the construction phase to oversee the delivery of the new industrial estate, ensuring the project meets the specified standards and regulatory requirements.
Industrial Estate Rebuild & Upgrade

Grant Stanley were approached to design and rebuild an industrial estate that has been destroyed by fire. We provided a turn-key exercise, initially clearing the site, liaising with the Insurance company to negotiate a redesign of the scheme which would significantly enhance rental and capital values, appointed and oversaw the design team, went to planning, oversaw detailed specification and value engineering considerations, subsequent tender and provided full client agent and project management services through to completion. This project was complicated by contaminated waste on site which required specialist clearance, issues with Japanese Knotweed and Himalayan Balsam considered invasive species, as well as complex drainage requirements. Our enhanced design, both due to extensive research on the most valuable layout as well as maximising site coverage overall led to an enhanced value of the estate of approximately £1.2m.
