We were appointed as Project Manager to oversee the complete roof covering replacement of a busy mixed-use commercial building in Wilmslow. The project was driven by the need to upgrade the ageing roof while ensuring full compliance with the latest Building Regulations and Health and Safety standards.
Following intrusive core sampling, a robust manufacturer’s specification was produced and used as the detailed Employer’s Requirements and specification of works. The project was competitively tendered to ensure vigorous cost and quality control for the client.
The project presented significant logistical challenges, requiring full-height scaffolding around the entire perimeter of the occupied building with a goods hoist, and partial carpark closure for the duration of the project. Situated between a high street and a busy car park, the site demanded careful coordination to maintain safe public access to the ground-floor retail units and uninterrupted entry for the upper-floor office leaseholders. We implemented a phased access installation and removal to ensure the car park remained operational and the building’s daily functions were not compromised during the works.
A critical technical element of the scheme was the coordination and temporary relocation of the roof-mounted plant & telephony equipment. We managed the decommissioning, moving, and subsequent reinstatement of these services to facilitate the new roof coverings without disrupting building operations. Despite the complexities of working within a live retail environment and managing heavy plant logistics, the project was delivered successfully. The client was very pleased with the final result, which secured the long-term integrity of the asset while meeting all modern regulatory requirements.
